An area of Austin which is currently undergoing revitalization is the old Mueller Airport area, near the intersection of Manor Road and Airport Boulevard in East Central Austin. This location offers residents and visitors alike many interesting opportunities. Housing is very affordable in the area, including single family homes and duplexes, and also numerous nice but inexpensive apartment complexes. Since this area is just a few miles from the University of Texas campus, it is ideal for students and faculty members, as well as downtown area employees who are looking for a neighborhood which is affordable yet extremely close to downtown business and entertainment districts and the college area. Manor Road itself is home to many fine restaurants, including El Chile, and El Gringo, both wonderful restaurants specializing in Mexican cuisine, and Hoover’s , a southern-style restaurant specializing in BBQ and various other regional Texas specialties. The Eastside Caf?, a popular restaurant which specializes in natural and fresh from the garden choices, is situated on Manor Road just across the interstate and is very convenient for U.T. students, faculty, and visitors to the campus area. The Eastside Caf? has a reputation for very fresh seafood as well as tempting steaks and other entrees. All of these restaurants have been patronized by well known political visitors recently, including Bill Clinton’s visit to Hoover’s while campaigning in Austin with his wife Hillary and family.

Both of these sports venues are near the intersection of Interstate 35 and East Martin Luther King Blvd, which runs somewhat parallel to Manor Road, east of Interstate 35. The Erwin Center is also just a stone’s throw away, at Red River and Martin Luther King, just west of the interstate.

Prior to closing in 1999, Mueller Airport was the oldest municipal airport in Texas, and it originally opened to the public in 1930. After the new Bergstrom International Airport was established south of Austin at the site of the old Bergstrom Air Force Base, Mueller Field closed to air traffic, and is presently being redeveloped as a center for the arts, affordable homes, and many other exciting businesses and attractions. The old airport site encompasses 711 acres of space, and is designated for “mixed use” development now, including many movie-making related facilities. The site is home to the new Austin Studios film-making complex, which includes soundstages, sets, and various other commercial ventures associated with Austin’s burgeoning motion picture, theater and arts communities. Many of the old airport hangars have been converted to use as soundstages for these endeavors, and the area is ideal for this type of activity, since it is such a large area, and so conveniently located, but is still very quiet and has a rural feel to it since it has not been developed or inhabited much in the past, especially since the airport relocated.

The site will eventually be home to 10,000 residents and has been referred to as an “urban village”, with its proximity to the major urban areas yet its small town flavor. The site will eventually include schools, shops, homes, apartment complexes, entertainment and various other businesses and services. In addition to these exciting, revenue-generating ventures, the area is projected to include 140 acres of public open spaces and 13 acres of hike and bike trails, making the neighborhood very pedestrian-friendly as well as offering immediate access to Austin’s fine mass transit system, the Cap Metro bus routes.

Right across Manor Road from the old airport entrance is another attraction for sports fans, the Morris Williams Golf Course, which is an eighteen-hole public golf course, with green fees of twenty dollars or less on a year-round basis. This area is also very accessible to out of town visitors, since both Manor Road and Martin Luther King eventually intersect with U.S. Highway 183 when travelling east or northeast. U.S. 183 serves the Austin metro area as a loop around the eastern perimeter of the city, where it is referred to as Ed Bluestein Blvd. It also intersects with Highway 290 East and Highway 71 East, as well as Interstate 35, so it is very convenient to get in and out of the east-central community around the old Mueller Airport.

This area is sure to become a vital part of Austin in the very near future, and offers the finest attractions and amenities now for every segment of the population, young and old alike!

Be sure you understand your apartment rental agreement before you sign. Remember this is a legal agreement and it will describe in detail the terms and conditions of your entire lease. Take a copy with you before you sign. Read it thoroughly so you understand exactly all that is expected of you. You will also have legal rights.

Chances are you will sign the rental agreement and you will never have to visit the apartment language at all. This is what most people experience. But there is also a chance that the rules of the contract will come into play. Its possible that if you forget to pay your rent by the 4th of the month, late fees will be assessed. And that if you don’t pay your rent by the 20th, the eviction process will begin.

The apartment community you live in probably had a licensed attorney write all the language in your contract. These are the terms and provisions they use that will protect themselves in case of a dispute. Once you sign the agreement you will be held liable, now it is legally binding. You will want to spend time reviewing the document in its entirety. If the leasing agent is staring awkwardly at you, its not her problem, its yours.

Read every sentence and understand it thoroughly. If you don’t understand everything, ask for clarification. If you don’t agree with it, they probably won’t change it at a larger community. But if your leasing from a smaller private community, they may change it.

If changes to the agreement are made. The item in question should be initialed by you and a representative from the apartment community. Remember oral agreements are usually not valid. And it probably won’t hold up in court either. After you have signed the agreement, save a copy in a safe place. If you have any disputes, the contract will usually be used to settle any disagreements.

You might be surprised to know that that there is a difference between being a Realtor and a real estate agent. Although the two terms are commonly used interchangeably, becoming a Realtor takes much more work, dedication, and education than becoming a real estate agent. In addition, becoming a Realtor and maintaining this type of certification requires adhering to certain high standards that are not required to become a real estate agent.

Becoming a Real Estate Agent

Becoming a real estate agent is not necessarily an easy task. After all, in order to legally work as a real estate agent, one has to complete several weeks of schooling and then successfully pass an examination. In order to successfully pass the examination, you have to have a solid understanding of real estate laws and practices. At the same time, successful completing of the coursework and passing the test really only tests the person’s knowledge but does nothing to test the person’s code of ethics. This is what differentiates a Realtor from a real estate agent.

Becoming a Realtor

In order to become a Realtor, a person must first successfully complete the requirements to become a real estate agent. Then, the agent must complete certain steps in order to become a member of the National Association of Realtors. It is only at this time that the agent can properly be referred to as a Realtor.

For an agent to achieve this special designation, he or she must commit to treating all of the people involved with the purchase with fairness, which includes both the buyer and the seller. In addition, members of the Association must adhere to a strict code of ethics. This code includes agreeing to never mislead the buyer about the value of the home in order to secure a listing , to maintain confidentiality, and more.

Members of the National Association of Realtors are also more dedicated to education. In fact, in order to maintain their membership, members of the Association are expected to maintain a greater knowledge of the selling and buying process than those that are not members. Therefore, you can rest assured that the professional you work with will be highly knowledgeable about the buying and selling process as well as how to properly care for you and your needs.

Recognizing a Realtor

The easiest way to recognize whether or not a real estate agent is also a Realtor is to look for the Realtor logo, which is simple the capital R with a circle around it. This logo will be displayed on the Realtor’s sales literature, business card, and other marketing materials.

Aside from the logo, however, you will be able to recognize a Realtor by the exceptional level of service and knowledge that these agents bring with them. Since most home purchases today exceed $100,000, you certainly want to have a professional on your side that you can trust to look out for your best interest throughout the home buying experience.

Summer is finally over and Apartment communities that maintained 90-100% occupancy levels throughout the summer have now been bombarded with new fall and winter time notices to vacate. Apartment communities pre-lease apartments based on their notices to vacate which are usually given 60-90 days out from the resident’s move date or lease end date.

Most long term tenants are being pushed out of their apartments with rental increases up to $200. Many of my clients recently call me discouraged stating that they have been a perfect resident for 5 years or more and dont understand why their aparmtent community is so anxious to “stick it to them” when it comes time to renew their leases.

The first question I ask them is how much they are paying currentlly ie; a client we’ll call Leslie that I am helping move currently. Leslie told me that she is paying $625 for a 740sf apartment in a community she has lived at for 5 years, the apartment community is only 7 years old, and they want to raise her rent to $725. The first thing I told her was that the community wanted to raise her rent $100 due to the fact that since she leased there 5 yrs ago the market had completely changed. Unfortunately the only people that view long term occupants at an apartment community as an asset are the occupants themselves.

The truth of the matter is that Leslie and many others around Austin whom of which have been exemplary tenants are being viewed as a loss to their apartment communities. With a shortage of available apartments in Austin the market has changed. For example 5 years ago in South Austin you could get a nice apartmnet at an A class property for between 6-$700. Now you cant even get near an A class property in South Austin for less than $900 and that would be for a 1 bedroom apartment. Availability pushes pricing. If a guy has 50 apartments available they lower prices and offer up a massive upfront concession ie; 1 month free 2 months free etc. But when a management company looks down and sees that they are 96% full which has been the case most of this summer and historically most summers then their rates rise to the market rates (the highest rates they can charge for a particular unit). Long term residents are being viewed as a loss and therefore pushed out.

The good news is that in the last two or three months there have been at least twenty new apartment communities open. There are also at least 100 more on the horizon. This type of news and the historically slow fall and winter months are forcing apartment communities to drop their prices and drop them fast. There are at least twenty communities that I can think of right now that have dropped their prices $50-$75 in the last month from August pricing to compete with the new properties that have opened or are opening up in their vicinity.

For example the Wyndhaven apartments on Wells Branch. For years wyndhaven was only one of two A property options in the Wells Branch area. Their smallest 1 bdrm apartment 630sf was going for $769 a month. Then comes the Verde Oak Park apartments that opened a month or two ago right next door. The day Verde Oak Park opened their doors Wyndhaven went to $679 on the same floor plan. It still didnt help them though Verde Oak Park has a similar square footage for $710 Brand New Never Been Lived In! Then they were offering two months free upfront. Well if you average out the two months free over the lease term which was 13 months (aka a prorate) $1420 is the total concession or (special) divided by the minimum lease term which was 13 months equaling $109.23. The $109.23 is your average monthly concession. You then subtract the $109.23 from the monthly rental rate. $710 minus $109.23 equals $600.77 a month for 13 months. Plus these apartments contain granite countertops, washer and Dryer etc and are BRAND NEW and have NEVER BEEN LIVED in.

So, yes rental rates are dropping dramatically with the rise of new communities you just can’t be fooled by upfront numbers anymore. My advice is that you always contact a Real Estate professional regarding the procurement of leasing transactions for the consumer Texas Real Estate Agents/Realtors are always 100% FREE. And recommended. Yes rates are higher but if you look past the first picture of the rate being $710 when you’re pricerange is $650 and you end up at Wyndhaven which is over ten years old and a much lesser quality class A property at $679 then the only one to blame is yourself. With the newer communities trying to fill up their properties they are offering great upfront concessions that will bring the rates back down.

You should always contact an apartment locator before looking at apartments on your own. If that apartment locator dosent find you the best deal available and you are not happy enough to move in then they dont get paid that is your insurance.
