If you are searching for an apartment in the Houston Galleria area then you probably want a great apartment at a price you can afford. Fairmont San Felipe

Just a little further done the road is a new property called The Fairmont San Felipe. This 359 unit community is offering 2 months free longer term leases. These apartment homes boast a tow story fitness center and two lavish pools. Fitness centers in these newer apartments will contain free weights, aerobic machines and some even provide towel service and personal training sessions. All apartment homes boast non-carpeted flooring which is becoming the trend as of late.

Abrams Road HOA is a Richardson neighborhood that is close to many nearby convenient stores and is across from Richland Community College. The neighborhood consists of town homes and the price ranges from $100s to $200s. Amenities include 2 swimming pools, Tennis Courts, and a walk/bike trail.

Arapaho Community

J.J. Pearce

Knights Bridge Estates

Richardson Heights

Richland Meadows

Marco Island is a beautiful place to live, work, or vacation. Located on the gorgeous Gulf of Mexico on the southwestern coast of Florida, it is the largest of the Sunshine State’s famous Ten Thousand Islands (which does not actually include 10,000 islands, but sounds impressive).

Part of a nearly 100-mile-long chain of hundreds of islands and tiny islets, Marco (as locals call it) is only 24 square miles, making it a fairly exclusive place to live. There many factors making it a desirable place to live or own a second home, however, not the least of which is its white sandy beaches and beautiful ocean views.

There are roughly six miles of these beaches to be shared by its population of about 15,000 residents, although seasonal population swings are not uncommon. This can bring the number of locals up to 35,000 in the winter as “snow birds” flee their colder home states and provinces.

The islet has a rich history, beginning with the pre-columbian Calusa Indians. The Calusas left behind a number of artifacts many of which have been preserved in the Marco Island Historical Museum. The famed Marco Cat wood carving found by archaeologist Frank Hamilton Cushing in 1896 was not so lucky; it was quickly sent to the Smithsonian in Washington, D.C.

There are numerous water front condominiums and detached homes for residents to live in. These include beach front properties or properties facing one of the many canals that give boaters easy access to their home. Marco Island real estate can be found in all price ranges, from mid to high five figures for a small older condo to well over $20 million one of its more exclusive luxury estates.

As one might expect, one can find a wide variety of amenities on Marco Island, including a large selection of world class restaurants, outdoor cafes, and family restaurants. As far as the best real estate location in Florida, I think that Fort Lauderdale is in the same class as Miami and Orlando when it comes to real estate market, what separates them from the other big names is that they are in rather low-profile status. But although they are not as well-known as the latter Fort Lauderdale is still considered as one of the best spots in Florida to invest real estate with. Well for one they offer the same views for beaches and waterfront properties, same weather and all, so I think Fort Lauderdale is hitting the good spots in Real Estate marketing. I like what the market is having right now. They are in a good state and personally even though the market in general is not looking good the idea of Fort Lauderdale has potential to at least be in the same lines as the other high rated cities in the state.

For some odd years, Fort Lauderdale’s real estate development has shown significant progress, having built some nice condos and great residential homes. It just shows that the city is not afraid to step their game and pushes for progress. One of the best ways to make an investment in the city is to have a first hand look at its resources, its exquisite scenery, top of the line beaches great weather and great people offers you the best possible way to live in the area. The highly touted struggles of the market in the recent years have been documented and it’s a shame that Fort Lauderdale being affected, well every city in the state seems to be affected. It’s no question how much improvement the city can do because their ceiling very high and the market’s rebound situation is opening up for them. Numbers shows that they are doing quite well in progressing.

People are choosing Fort Lauderdale as a good spot to invest homes with, although moving slowly they are still confident that they will witness good progress when the time comes. Point made that Fort Lauderdale and other cities within its county are doing everything to change the pace of their real estate market thus giving way for more improvement in the future. It is not a secret that Fort Lauderdale has been known to standout even thought they are not in the lighter side of the limelight. I think with patience and creativity the market of the region will move significantly not overnight or all of sudden but in time. It is believed that numbers are telling the people that it is on a down pace but I think with a few more good runs they will be in good stage.

So, if other cities in the state are suffering form the highly-publicized drought, Fort Lauderdale real estate market should not be affected because if anything else they have confidence on their market and they know very well what they can do to improve and move out of the dug out. They are a premier tourist hot spot, veterans who retires chooses the cozy and relaxing ambiance of the place and I think as we move on we will see progress, it is not really impossible thus it is something we can all feast our eyes in when it gets a bit hot in the market. Fort Lauderdale real estate market will soon rise and will prove the doubters wrong.

Located on Interstate 35 between Austin and San Antonio is New Braunfels. Founded in 1845 by German settlers, and the word “Braunfels” actually means “Brown rock” in German and this community is actually named after the city Braunfels in Germany. The current population of New Braunfels is about 52,000. This little town is full of old world heritage and charm.

The historic district is a great place to start. There are museums, performing arts and many places to shop, eat and relax. There are many attractions nearby, including The Natural Bridge Caverns Wildlife Ranch, lots of shopping and much more.

Each November the city celebrates the German heritage by having “Wurstfest,” also known as a sausage festival. Wurstfest began back in 1961 and drew a crowd of nearly 2,000 people. 48 years later, the festival has grown popular and has expanded. They now have an arts and craft show and have earned a spot on national television; in 2006, the festival was spotlighted on “Good Morning America!”

Perhaps the most popular thing about New Braunfels is Schlitterbahn Waterpark Resort. It is a 65 acre water resort that people from all over the country come to visit. The park has miles of tube chutes, endless rivers, water coasters and much, much more. It is designed to accommodate every family member, from young to old. Schlitterbahn also provides free parking; free life jackets and visitors are allowed to bring their own picnic lunch into the park.

Schlitterbahn is not the only attraction in New Braunfels. There are a number of things to do and see in this German town. Gruene Hall is Texas’ oldest dance halls; built in 1878 and has been the birth place of many famous people such as George Strait, Lyle Lovett, Robert Earl King and many more. They provide live entertainment daily.

New Braunfels is also famous for scenic white water rafting down the Guadalupe River. There are several places to rent tubes, floats and canoes.

Although New Braunfels is a fairly large city, residents feel safe in this close knit community. It is large, but has a small town feel to it. Friday night football games bring out entire families to cheer for their home team, birthdays are still listed in the community papers and new residents and visitors are always welcomed with a smile.

New Braunfels is proud of their heritage and has earned the “Preserve America Communities” award. The communities who receive this award have celebrated and protected their heritage, use their historic assets for economic development and encourage people to experience local historic resources through education. This award comes with White House recognition, a certificate and a “Preserve America” road sign. All of which this community should be proud of!

New Braunfels has also received the “National Trust for Historic Preservation” award.

The next time you are traveling through New Braunfels, take time to stop in and see the sites. Whether you live nearby or are just traveling, make this city one of your destinations.

After an exceptionally hot, dry summer, the rain has finally come to Central Texas. Just how much rain will it take to alleviate the current drought conditions? Considering this is the worst drought Central Texas has experienced since the 1950s, the answer to that is difficult to quantify. Don’t expect any let up in the current water restrictions.

According to the Lower Colorado River Authority, year to date the area rainfall is 8 to 12 inches below normal. However, this is the second year of lower than normal rainfall, making it closer to 16 to 20 inches below normal. There are five levels of drought, and a good portion of Travis County has been at the highest “exceptional” level for many months.

According to the Associated Press, drought conditions in Central Texas are improving, especially as the rain keeps coming. Williamson and Burnet Counties, and even parts of northern Travis County are now considered to be in a moderate drought. However, the southern half of Travis County and all of Hays County are now considered to be in a severe drought, upgraded from exceptional drought. Just in the last year of this two year drought, it is estimated that the drought has caused more than $3.6 billion in crop and livestock losses.

What isn’t changing significantly, even with all the recent rain, are the lake levels. The National Weather Service says it will take “several periods of sustained heavy, soaking rains to begin refilling lakes Buchanan and Travis.” While that kind of rainfall gets the lake levels and local water supplies back to where they are supposed to be, it brings other consequences as well. Just ask Atlanta what it’s like to go from drought conditions to catastrophic flooding.

From the drought in Texas to the floods in Georgia, it’s difficult these days to find a part of the country not experiencing some kind of unusual weather. According to the National Weather Service, September saw above-average temperatures for most of the country. That is hardly the case in October, as Colorado to Minnesota are seeing early snow. There is more heavy rain forecast in the south, something places like Atlanta doesn’t need. California has gone from wildfires to the danger of mudslides as that state braces for storms. And, then there is a heat wave in Florida.

Much of this crazy weather from coast to coast can be attributed to the climate phenomenon known as El Nino, which affects weather patterns around the globe. According to the National Oceanic and Atmospheric Administration, we are in the midst of an El Nino pattern that will have both a positive and negative impact for the next several months. On the positive side, the hurricane season has been milder and the dry southwest will get some much needed rain. “El Nino’s negative impacts have included damaging winter storms in California and increased storminess across the southern United States.” Starting to sound familiar, isn’t it?

Flintrock Falls is a gated golf community in the city of Lakeway, Texas. Flintrock Falls is a relatively new neighborhood and features a Jack Nicklaus golf course.

The area is quite hilly and many homes have wonderful long distance Hill Country views. Some of the lots in Flintrock Falls are a bit small so some of the homes feel pretty close together. However, there are sections that feature large lots of up to an acre. Homes in Flintrock Falls are generally custom, but one production builder did start some homes in the neighborhood.

Being situated in Lakeway, residents of Flintrock Falls have the use of Lakeway amenities. The Lakeway City Park is a nice park on Lake Travis with children play areas, barbeque grills, a volleyball court, a sandy beach and walking/jogging trails. Lakeway has a network of hiking trails that are very nice. The Lakeway Swim Center is something that area families can join and enjoy.

Flintrock isn’t too far from downtown Austin, being a 30-40 minute drive away. Within 10 minutes is just about all the shopping and professional service one would need. The Shops at the Galleria and the new Hill Country Galleria Mall are close by. In addition, a large, regional medical facility is about to break ground in Lakeway. This will feature a 140 bed hospital with a 24 hour emergency room and helipad, medical offices, a hotel, day care and more.

Recreation is all around Flintrock Falls. Residents have a mandatory social membership to The Hills Country Club. With a full membership, residents have access to two Jack Nicklaus golf courses, two clubhouses and a number of dining options. With Lake Travis very close by, jumping into a boat at an area marina can be 10-15 minutes away.

Homes in Flintrock are currently (June, 2008) priced from the high $300,000s to almost $2 million. In addition to custom homes, there are smaller villa type homes in Flintrock Falls. Zoned as condo, there are truly lock and leave for anyone looking for a second home.

Flintrock Falls is served by Lake Travis Independent School District schools, which are some of the best in Central Texas.
